New Ealing property licensing schemes came into force on 1 April 2022
Landlords and letting agents operating in the London Borough of Ealing are being urged to check whether their properties need licensing after two new private rented property licensing schemes came into force on 1 April 2022.
Ealing Council’s additional HMO licensing scheme extends licensing to most houses in multiple occupation throughout the borough.
There is also a selective licensing scheme that extends licensing to all privately rented homes in the council wards of East Acton, Southall Broadway and Southall Green.
With an increasing number of households across the borough relying on the private rented sector to provide a home, the council say they are committed to improving conditions in the private rented sector, delivering decent homes and tackling climate change.
25% early bird fee discount
Landlords and letting agents are encouraged to take advantage of a 25% early bird fee discount offered on all additional and selective licence applications submitted between 1 April and 1 July 2022.
Accredited landlords and agents who belong to recognised accreditation bodies, and landlords of more energy efficient properties (EPC rating A to C) may be eligible for additional discounts.

“We believe that property licensing is a vital tool in driving up standards in Ealing’s private rented sector.
“We value the relationships that we have with landlords that offer decent, well-managed and much needed homes for residents. This is why we are urging landlords to apply for their property licence now so they can take advantage of the discounts on offer.
“Property licensing supports responsible landlords by providing a level playing field. It is also a powerful tool to help the council focus on targeting properties with the worst conditions.
“Licensing will help us to further improve the sector and drive out the small minority of rogue landlords and letting agents who take advantage of vulnerable tenants.“
